Canmore Property and Canmore Homes
For most of us, the dream of owning property in Banff really means owning Canmore property. Banff, being Canada’s oldest and most well known national park, has strict limits on development and who can own property in the Town of Banff - essentially limiting it to those that work or own businesses. However, a short twenty minute drive away (two minutes outside the Banff park boundary) lies all of the Canmore realty and homes for you to purchase! Canmore is a mountain town with all amenities that has still managed to maintain its mountainy-feel. Amenities include several large grocery chains, hardware stores, golf courses, all manner and levels of schools from kindergarten to Grade 12, churches, swimming pools, the Canmore Nordic centre and so on.
Your Canmore property can take any shape or form, including detached homes, townhouses and condos. Generally, there are three areas of Canmore – the main town area and “the Flats” around the Bow River where the majority of the commercial action takes place, the “Sunny Side” or “the Bench”, which includes Benchlands, Eagle Terrace, Silver Tip (around and including the Silver Tip golf course) and Cougar Creek, and “The Three Sisters” (aka, the “Dark Side” as named by Sunny-Siders, since it is more in the shadow of Three Sisters Mountain. The Three Sisters community includes the Stewart Creek golf course.
There are no Banff-like ownership restrictions in Canmore and purchasers can acquire fee simple (as opposed to a leasehold in Banff). The only restrictions on ownership are that if non-Canadian citizens/permanent residents want to buy outside of a City, Town or Village, there are a number of foreign ownership restrictions that kick in. If the title to the property you are buying says “Town of Canmore” (or “City of Calgary”) as the municipality, then it doesn’t matter who you are, the property is yours as long as you pay the money!
Those looking to have a Canmore home and still work in a large centre can commute to Calgary, which takes approximately an hour one way in good weather, which is nothing for people from London, New York, LA, Toronto or other incredibly large metropolitan centres!
